For any high rise building to be sanctioned for it to be built need to be leed certified and any project for a building must get the certification from the ‘The Green Building Certification Institute’. The GBCI as it is commonly known is an organization that functions independently. It administers LEED certification to all the building projects that are under construction and the organization is made up of members who have undergone the leed training and are aware of the norms and conditions that need to be taken care of to satisfy the requirements of the specifications laid down by the organization. Once the building is sanctioned points are awarded to it on the basis of their compliance to the norms.
Commercial interiors are judged on a 100 –point scale and according to the environmental impacts that their building causes points are awarded. If the building is seen to have the potential to impact the environment favorably, then bonus points are also awarded. But it is mandatory that a building must earn at least a minimum of 40 points to be certified. It must earn these points by following the norms laid down by the BPI which is the Building Performance Institute which provides the training for BPI Certification. The buildings are certified as “silver” for 50 points, “gold” for 60 points and “platinum” for 80 + points.
